 What is an EPC?

An EPC is issued after a building has had an energy survey/ energy assessment conducted. This assessment takes into account how the building is constructed, the way it is heated and/or cooled and the lighting systems that are used. This information is used to produce a rating for how much Carbon Dioxide (CO2) is produced by the building in comparison to what is considered to be a standard emission rate. The rating (which is numerical) is then banded from A – G. Band A properties represent the most energy efficient buildings and Band G properties the least energy efficient. A building does not pass or fail as the assessment is used a measure of energy efficiency. A recommendation report is provided, alongside the EPC. This suggests changes that could be made to increase energy efficiency.

Commercial and domestic buildings serve different purposes and they have varying lighting, heating and cooling requirements. For this reason the software and information used to produce a commercial EPC is more complex than those for a domestic report.

Do I have to get an EPC?

Commercial Buildings - It is a legal requirement for commercial buildings that are being sold or let to have a valid EPC. This requirement was introduced by The Energy Performance of Buildings (Certificates and Inspections) ( England and Wales) Regulations 2007. Landlords and owners can get further information and advice from the Communities and Local Government website
http://www.communities.gov.uk/documents/planningandbuilding/pdf/guidancenondwellings.pdf
Occasionally a commercial building will be exempt from requiring an EPC; Lisa will advise you if your property is exempt.

Residential Properties - All residential properties must have an EPC in order to be rented out or sold. Further information can be found at the following webpage

Who can produce an EPC? By law the only individuals allowed to produce EPCs are Accredited Energy Assessors. LJG Energy Assessment is very pleased to provide accredited Domestic Energy Assessors (DEA) and accredited Non Domestic Energy Assessors (NDEA)
